The construction work on #12, #6 and #17 represents about 50% of the bid from Northgate Farms and this will all be invoiced at the end of August. This is the phase of the project that we considered to be the greatest risk for cost overruns. Despite the planning work, there was uncertainty on the left side of #12, the right side of #17 green and ultimately work on any green site includes risk.
To this point the construction work has not gone perfectly and there have been some surprises, planning errors, discovering underground springs, drainage issues, etc, fortunately none has been significant enough to have a meaningful impact on the budget or schedule.
I reported earlier that the irrigation parts were received on budget, there are some back ordered parts, but they are for work at the end of the project and haven’t caused any delays. The irrigation installation work is ahead of schedule at this time, and exactly on budget for work completed.
The irrigation work has also not been without challenges, but overall, it’s been outstanding. The irrigation team accidentally hit some irrigation or water pipes; they’ve encountered a few subsurface boulders and some of the sod remediation didn’t take due to the extreme heat and will need to be corrected when the temperatures cool in September.
Overall, at this stage in the project and given the magnitude of work completed, we’re in good shape financially and the project has gone as well as we could have hoped.
There’s still significant work to be completed, but both contractors are in a good position against the work schedule.
